The Shared Housing System covers the day-to-day systems behind shared housing: filling rooms, moving people in and out, keeping the household functioning, handling resident issues, maintaining the property, and building repeatable operating processes.
The wiki is free to read, with no signup required. New chapters are published as they are completed.
Who This Is For¶
The Shared Housing System is written for people operating shared housing properties, including owner-operators, property managers, and small teams running co-living, recovery housing, transitional housing, rooming houses, and similar shared-living models.
The systems are written from an off-site operator baseline. When a process genuinely works differently for a live-in operator, the wiki calls that out separately.
The material is most useful for operators managing one or more shared houses who need more than traditional property management procedures. Shared housing still involves leases, rent, maintenance, and property care, but it also requires systems for operating the household itself.
What This Covers¶
The wiki covers the practical systems involved in operating shared housing, including:

What This Does Not Cover¶
The Shared Housing System is not a real estate investing course.
It does not primarily teach:
- Financing or deal analysis
- Property acquisition strategy
- Construction or renovation project management
- Business entity formation
- Tax strategy
- Enterprise-scale portfolio management
It also does not provide legal advice. Legal documents and examples are starting points for review and adaptation with a qualified attorney.
The system is designed to be broadly usable across U.S. markets rather than written for one state or municipality. Operators are responsible for confirming local licensing, zoning, landlord-tenant, fair housing, safety, and other jurisdiction-specific requirements.

If you are new to shared housing operations, reading the wiki in order will give you the clearest picture of how the systems fit together.

Chapters are published as they are completed, so some sections may appear before others.
How the Wiki, Manual, and Tools Fit Together¶
The wiki explains the system. It covers what to do, why the process is set up that way, when different approaches make sense, and what to watch for when the normal process does not fit the house. The wiki is free to read online.
The Shared Housing System Manual is the packaged edition of the system for operators who want the material together as a working reference. The Manual package also includes the companion SOP library: step-by-step procedures for carrying out the processes described in the wiki.
The template packages contain the working documents used inside those systems, including checklists, resident-facing printouts, house reference materials, email templates, trackers, operational templates, and legal documents.
Where a chapter has companion SOPs or templates, the wiki names the specific documents so you can see exactly what goes with the process.

Who Wrote This¶
The Shared Housing System was developed by Jaci Ampulski from more than two decades of experience living in, operating, and managing shared housing.
Her experience with shared households began in the mid-2000s, with formal property investment and management beginning in 2017.
